What it is

Single-family rentals are the entry point and operational backbone of the SageVestments portfolio. Detached and attached homes acquired as long-term rentals — typically through the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat).

These 11 doors are where the operational muscle was built: tenant relations, contractor management, expense control, and long-term asset performance. Every lesson learned scales up into multifamily and senior living.

Our approach

  • BRRRR strategy. Acquire below market, renovate, lease, refinance to recover capital, repeat. Capital efficiency by design.
  • Cash-flow first. Every door must cash-flow after realistic vacancy, repairs, and management — not just on paper.
  • Hands-on management. Active oversight of leasing, maintenance, and contractor work. No outsourced everything.
  • Long-term hold. Held for cash flow and equity build — not flipped on a hope.

Investment criteria

  • Markets: Ohio, Pennsylvania, and select Florida pockets
  • Asset profile: 3–4 bedroom homes in working-class neighborhoods with rental demand
  • Strategy: BRRRR — targeting total acquisition + rehab costs at or below 70% of After-Repair Value (ARV). This threshold is specific to SFH and small multifamily, where comps-based valuation makes ARV a reliable guide to equity at refinance.
  • Hold period: Long-term — minimum 5 years post-stabilization
  • Underwriting: Realistic vacancy, repairs, and PM expenses baked into model

Why we invest here

Single-family rentals are where operational discipline is forged. Every contractor relationship, every tenant interaction, every line-item expense control — all of it scales into multifamily and senior living. Without this foundation, the larger acquisitions don't work.
